Belgravia Ace sits at the northern edge of the Ang Mo Kio planning area. This page collects what is planned and under construction around it, and what each item actually changes.

Ang Mo Kio as a Walking and Cycling Town

Ang Mo Kio has been designated a walking and cycling town, with a cycling path network of about 27km planned by 2026 — dedicated paths allowing pedestrians and active mobility users to move around the town safely rather than sharing arterial road shoulders. For a household at Belgravia Ace, the practical effect is a connected route south towards Bishan-Ang Mo Kio Park and the town centre.

The North–South Corridor

The North–South Corridor is Singapore’s longest transit priority corridor: 21.5km from Admiralty Road West to the East Coast Parkway, comprising an 8.8km viaduct in the north and a 12.3km tunnel to the south. It carries dedicated bus lanes, cycling trunk routes, pedestrian paths and community spaces alongside road capacity.

Delivery is phased. The northern viaduct from Admiralty Road West to Lentor Avenue is targeted to open in 2027; the tunnel from Lentor Avenue to the East Coast Parkway in 2029. The corridor passes through the Ang Mo Kio area, and one contract covers a section of tunnel between Sin Ming Avenue and Ang Mo Kio Avenue 3.

The second-order effect matters as much as the road itself. Once traffic shifts onto the corridor, the surface streets above it are to be repurposed for walking, cycling, public transport and community space, under a master plan led by Henning Larsen. That is a change to the street environment of Ang Mo Kio, not just to journey times.

Cross Island Line Phase 1

Cross Island Line Phase 1 runs 29km with 12 stations from Aviation Park to Bright Hill, serving Loyang, Tampines, Pasir Ris, Defu, Hougang, Serangoon North and Ang Mo Kio. LTA expects more than 100,000 households to benefit, and it makes Bishan-Ang Mo Kio Park accessible by rail. Completion is targeted for 2030. Details are on our Cross Island Line page.

Several employment areas within driving distance of Belgravia Ace are being redeveloped:

North-East Waterways and Recreation

Waterways at Serangoon Reservoir, Punggol Reservoir and My Waterway@Punggol are being transformed into active spaces for water activities, connected to Punggol Regional Sports Centre, SAFRA Punggol and Anchorvale Community Club. The Punggol Regional Sports Centre itself carries a swimming complex with five pools, a 5,000-seat football stadium, an indoor sports hall with 20 badminton courts and three convertible basketball courts.

Closer to Belgravia Ace, the Ang Mo Kio Avenue 5 Park Connector runs adjacent to the estate, lined with fitness stations and play areas, giving access to Bishan-Ang Mo Kio Park and the upcoming Serangoon North Linear Park.
