Stamp duty on a purchase at Belgravia Ace follows the standard Singapore residential scale. Belgravia Ace is private residential property, so Buyer’s Stamp Duty applies to every buyer and Additional Buyer’s Stamp Duty applies according to your profile and the number of residential properties you own. Figures below are current as at August 2026.
BSD is charged on the higher of the purchase price or market value, on a progressive scale. The residential scale has run to a top marginal rate of 6% since 15 February 2023.

Housing developers pay an additional 5% ABSD that is not remittable, on top of the entity rate. Married couples with at least one Singapore Citizen spouse may qualify for ABSD remission on a jointly purchased first property, subject to IRAS conditions. Belgravia Ace is strata landed housing that is not within an approved condominium development under the Planning Act. Under the Residential Property Act, that makes it restricted residential property — the same category as a conventional terrace, semi-detached or bungalow.
Singapore Citizens may purchase without prior approval. Singapore Permanent Residents and foreigners must apply to the Land Dealings Approval Unit at the Singapore Land Authority. LDAU assesses each application individually; published guidance indicates applicants should generally have been a permanent resident for at least five years and have made an exceptional economic contribution to Singapore, assessed on factors such as employment income assessable for tax here.

SSD applies if you dispose of a residential property within the holding period after purchase. The schedule is fixed by when you bought, not when you sell.

The Government extended the SSD holding period from three to four years and raised each tier by four percentage points with effect from 4 July 2025. A purchase at Belgravia Ace today falls under the four-year schedule. Confirm with IRAS or your conveyancing lawyer.
Stamp duty is payable within 14 days of the date of the document — in practice, the exercise of the Option to Purchase — through the IRAS e-Stamping portal. Your conveyancing lawyer normally handles the filing. Keep the e-Stamp certificate; CPF Board needs it before disbursing CPF towards the purchase.
