What This Means for a Belgravia Ace Buyer

Two practical consequences follow from a completed project.

The money moves quickly. Eighty-five per cent of the price is due within eight weeks of the Option to Purchase. That is a very different cash and financing timeline from a project under construction, where payments are spread over three or four years as each building stage completes. Your loan must be approved and ready to disburse on that timeline, not on a leisurely one.

You take possession sooner. Because vacant possession has already been achieved, there is no waiting period between paying and occupying. For an owner-occupier moving from an existing home, the sequencing question is about your current property rather than about construction progress. For an investor, rental income can start on a normal timeline rather than a projected one.

Cash, CPF and Financing for Belgravia Ace

The initial 5% on the Option to Purchase is normally paid in cash. Beyond that, the mix of cash, CPF Ordinary Account savings and bank loan depends on your loan-to-value band, which is set by how many outstanding housing loans you already have and by the tenure and your age. The minimum cash component is 5% of the purchase price for a first housing loan and 25% for a second or subsequent one.
