Belgravia Ace sits inside Seletar Hills Estate, one of the larger and quieter private landed enclaves in the north-east of Singapore. This page is about the neighbourhood rather than the development.
Seletar Hills is a private landed housing estate in District 28, bounded loosely by Yio Chu Kang Road to the west, Ang Mo Kio Avenue 5 to the south and the Seletar Expressway to the north. Its street names — Seletar Terrace, Nim Road, Jalan Kuras, Stratton Road, Belgravia Drive — run through terraces, semi-detached houses and bungalows rather than through blocks.
The estate has no MRT station and no shopping centre within it. That is not an oversight but the reason it has stayed as it is: there is nothing inside the boundary to draw traffic, so the roads carry residents and very little else. The developer’s own description of the site — a corner of quietude within Seletar Hills Estate — is unusually accurate for marketing copy.
What distinguishes Seletar Hills from newer landed estates is the tree cover. The land was subdivided decades ago and the planting has matured, so the streets are shaded and the skyline is genuinely low. Height is limited by the landed zoning, which means no future tower can appear over the fence line — a form of view protection that no condominium can offer.
The undulating ground is the other distinguishing feature. The terrain here rises and falls rather than sitting flat, which is why houses along Belgravia Drive step gently with the slope instead of being built on a levelled platform.
Belgravia Drive itself is a comparatively recent addition, carved from a freehold land parcel of about 40 acres that Tong Eng Brothers and Yeap Holdings acquired in the early 1970s, stretching from Seletar Terrace to Nim Road. Three strata landed phases have been built along it: Belgravia Villas, completed in 2018; Belgravia Green; and Belgravia Ace, the largest and final phase.
Immediate neighbours include Nim Gardens, Este Villa and Stratton Park, all landed. The result is a pocket where every abutting property is a house, which is uncommon even in landed Singapore, where estates often back onto HDB blocks or arterial roads.
Daily life here is organised by car. Greenwich V, the small mall at the eastern edge of Seletar Hills, is the closest everyday retail at about six minutes and is the estate’s de facto village centre — a supermarket, a handful of restaurants and a leafy alfresco courtyard. AMK Hub, The Seletar Mall and Hougang 1 are each about eight minutes; NEX about eleven.
Food is a genuine draw. Chomp Chomp Food Centre in Serangoon Gardens is about nine minutes; the Jalan Kayu prata strip and Thasevi Food are north of the estate; and the restored colonial bungalows of Seletar Aerospace Park — Wheeler’s Estate, The Summerhouse, Wildseed Cafe — are about thirteen minutes away.
Two infrastructure programmes will change access to the estate within the decade: Cross Island Line Phase 1, targeted for 2030, and the North–South Corridor, opening in phases from 2027. Neither changes the zoning of Seletar Hills itself, which stays landed — the estate gets better connected without becoming denser.
