Belgravia Ace is developed by Fairview Developments Pte Ltd, a unit of Tong Eng Group — the same team behind Belgravia Villas and Belgravia Green on the same road.

Fairview Developments and the Belgravia Ace Land Story

The land under Belgravia Ace has been held for a very long time. In the early 1970s, a 50:50 joint venture between the Teo family’s Tong Eng Brothers and Yeap Holdings, the Yeap family’s investment company, acquired a freehold parcel of roughly 40 acres — over 1.74 million sqft — running from Seletar Terrace to Nim Road. Belgravia Drive is carved out of that holding, and every phase built along it comes from the same original land bank.

That matters more than it sounds. A developer working through its own decades-old freehold land bank is not under the pressure of a tender-won site with a five-year construction deadline attached, which is part of why the earlier phases could be released one at a time and why the balance of Belgravia Ace could be withheld from sale until the estate was complete.

Six Decades Behind Belgravia Ace

Tong Eng Brothers was formed after the Second World War by brothers Teo Thye Chor and Teo Thye Hong, trading electrolytic tinplate used to make bottle caps and cans. In the 1950s the brothers moved into property development, seeing potential in the Paya Lebar district and building an industrial estate there. From 1968, Teo Thye Chor’s eldest son Teo Tong Wah continued to build the land bank alongside his uncle.

Since incorporation in the 1950s the group has owned and developed more than 100 acres of land across office, retail, landed housing and condominium projects. Its stated approach is to blend creative planning with understated elegance, adopting new concepts and technology to produce buildings with enduring value, with attention paid to layout and finish rather than to headline gestures.

The Belgravia Collection Before Belgravia Ace

Belgravia Villas launched in October 2013 with 118 strata terraced houses and completed in 2018. Belgravia Green launched in November 2018 with 18 semi-detached and 71 terraced houses. Both are fully sold. Before the strata phases, Fairview built conventional landed estates in the same pocket — Stratton Park, completed in 1992; Belgravia Park, which obtained TOP in 1995; and Stratton Green, occupied from 2003.

Belgravia Ace is the third and largest phase. As Fairview director Yeap Lam Hai put it when the project was rolled out, it is the last of the Belgravia trilogy — the group’s ace card.
