Belgravia Ace is not within walking distance of an MRT station and will not be after the Cross Island Line opens. The Central Business District is about 21 minutes by car, with the CTE roughly six minutes away, and the TPE and SLE roughly ten. This is a driving address, and any assessment should start there.
Belgravia Ace sits on Belgravia Drive, a private road inside Seletar Hills Estate in District 28. The district has no MRT station of its own. The nearest stations — Yio Chu Kang and Ang Mo Kio on the North-South Line, and Lentor and Mayflower on the Thomson-East Coast Line — are a drive or a bus ride, not a walk.
This is a genuine trade-off rather than a hidden flaw. The reason the estate is quiet is that there is nothing inside it to draw traffic, and the reason there is nothing to draw traffic is that it is landed housing with no station and no mall. Buyers who need a platform at the doorstep should be looking at a different asset class.
The expressway geometry is the strength here. The Central Expressway is about six minutes, the Tampines Expressway and Seletar Expressway about ten, and the Central Business District about 21 minutes in ordinary conditions.
Employment nodes in the north-east are closer than the CBD: Ang Mo Kio Industrial Park 1 and the NCS Hub about ten minutes, Seletar Regional Centre and Defu Industrial Estate about thirteen, and Punggol Digital District about fifteen. For a household working in the northern corridor rather than downtown, that is the relevant comparison.
Everyday retail sits close: Greenwich V about six minutes, AMK Hub, The Seletar Mall and Hougang 1 about eight, Chomp Chomp Food Centre about nine, NEX about eleven.
Cross Island Line Phase 1 is targeted for completion in 2030 — 29km and 12 stations from Aviation Park to Bright Hill, serving Ang Mo Kio, Serangoon North, Hougang and points east. Teck Ghee, Tavistock and Serangoon North stations all fall within the wider area.
None of them will put the estate within walking distance. What changes is the network beyond it: today, crossing the north of the island by rail means going into town and back out again, and the Cross Island Line replaces that with a direct east–west spine. The North–South Corridor is the road-side counterpart: 21.5km from Admiralty Road West to the East Coast Parkway, with an 8.8km northern viaduct targeted to open in 2027 and a 12.3km tunnel to the ECP in 2029. It carries dedicated bus lanes and cycling trunk routes alongside road capacity, and is intended to relieve the CTE and the arterial roads through Thomson and Marymount.
For a car-based household at Belgravia Ace commuting into the city, this is the single largest change on the horizon — and it lands inside a normal holding period.
Drive the route at the time you would actually travel, on a weekday morning rather than a Sunday afternoon. Then ask whether the trade-off works: a quiet landed street with mature trees and a school catchment, against a station you have to drive to.
