On a S$5.35 million house, Buyer’s Stamp Duty comes to S$260,600. Additional Buyer’s Stamp Duty is then added on top, at 0% for a Singapore Citizen buying a first residential property and rising to 60% for a foreigner. Both are calculated on the higher of purchase price or market value.

How Buyer’s Stamp Duty is calculated

BSD applies to every buyer, with no exemption for a first purchase. The residential scale is progressive and has run to a top marginal rate of 6% since 15 February 2023: 1% on the first S$180,000, 2% on the next S$180,000, 3% on the next S$640,000, 4% on the next S$500,000, 5% on the next S$1.5 million and 6% on anything above S$3 million.

Because the scale is marginal, the effective rate rises smoothly with price rather than jumping at a threshold. At Belgravia Ace price levels, a substantial portion of the purchase falls in the 6% band.

A worked example on a Belgravia Ace house

Take the Type A indicative starting price of S$5.35 million. The first S$3 million attracts S$119,600 across the lower five bands. The remaining S$2.35 million attracts 6%, or S$141,000. Total BSD is S$260,600, an effective rate of about 4.9%.

Additional Buyer’s Stamp Duty by buyer profile

ABSD depends on who you are and how many residential properties you already own. The rates have been unchanged since 27 April 2023: a Singapore Citizen pays 0% on a first property, 20% on a second and 30% on a third or subsequent. A Singapore Permanent Resident pays 5%, 30% and 35%. A foreigner pays 60% on any residential purchase. An entity such as a company or trust pays 65%.

Married couples with at least one Singapore Citizen spouse may qualify for ABSD remission on a jointly purchased first property, subject to IRAS conditions. Seller’s Stamp Duty if you sell early

SSD applies if you dispose of a residential property within the holding period, and the schedule is fixed by when you bought. For a purchase made on or after 4 July 2025, the holding period is four years, with rates of 16%, 12%, 8% and 4% in years one to four, and nil thereafter. Properties bought between 11 March 2017 and 3 July 2025 remain on the earlier three-year schedule of 12%, 8% and 4%.

The July 2025 change was a deliberate curb on short holding periods. For a landed house intended as a family home, it is unlikely to bite — but it should be understood before signing.

When and how to pay

Stamp duty is payable within 14 days of the date of the document, which in practice means the exercise of the Option to Purchase. Filing is through the IRAS e-Stamping portal, normally handled by your conveyancing lawyer. Keep the e-Stamp certificate: CPF Board requires it before disbursing CPF savings towards the purchase.

Budget for stamp duty as cash. It sits outside the loan and outside the payment schedule, which at Belgravia Ace is compressed because the project is complete — see the payment scheme page. All rates here are current as at August 2026 and change from time to time; confirm with IRAS and your lawyer before commitment.
