Belgravia Ace pays out on a completed-project schedule: 5% on issuance of the Option to Purchase, 80% within eight weeks of the OTP date, 13% within 14 days of the Certificate of Statutory Completion being received, and 2% on the completion date. That is very different from a project under construction.

Why the schedule is compressed

The Progressive Payment Scheme most buyers know — 5% on option, 15% on signing the Sale and Purchase Agreement, then staged draws at foundation, reinforced concrete framework, partition walls, roofing, plastering, car parks and drains, then 25% at TOP and 15% at legal completion — exists because the buyer is funding construction as it happens.

At Belgravia Ace, construction is finished. Temporary Occupation Permit has been obtained ahead of the 31 January 2028 vacant possession date printed in the sales brochure, so there are no construction stages left to fund. The bulk of the price therefore falls due shortly after the option is exercised.

What this means for your cash and loan

The practical consequence is that 85% of the purchase price falls due within roughly two months of the Option to Purchase. Your bank loan must be approved and ready to disburse on that timeline.

Approval-in-principle before you commit is therefore not a nicety, it is a requirement in practice. Loan-to-value is capped at 75% for a first housing loan within a 30-year tenure and where the loan does not run past age 65; the minimum cash component is 5%. What you gain in exchange

Three things. There is no construction risk, because the house is built and can be inspected. There is no waiting period, so an owner-occupier can plan a move on a normal timeline and an investor can let the house on a real rather than a projected date. And interest, while it starts earlier, runs against an asset you already have the use of.

Compare that with an off-plan purchase, where payments are staged over three to four years but the buyer carries delay risk and cannot inspect the finished product.

The dates that still matter

Expected legal completion for Belgravia Ace is 31 January 2031. That is the date the title formally transfers; vacant possession has already been achieved. The 13% instalment is tied to the Certificate of Statutory Completion, and the final 2% to the completion date itself. Your conveyancing lawyer will confirm the schedule that applies to your own Sale and Purchase Agreement.

Sequencing an existing property

If you are selling an existing home to fund this purchase, the compressed schedule makes sequencing important. Eight weeks is not long to complete a sale, and bridging finance carries its own cost. Work backwards from the OTP date with your banker and your lawyer before you commit.
