How do I book a Belgravia Ace viewing, and what should I prepare?

Booking the appointment

Leave your details on the Belgravia Ace showflat page or the contact page, or call directly. We will confirm a slot and send the current availability list beforehand, so the visit starts from the houses that are actually for sale rather than from a general tour.

That matters more than usual here. Twenty-three houses remain in the final developer sales phase — 10 Type A, 9 Type B and 4 Type C — so the choice is finite and worth narrowing before you arrive. Current availability is on the balance units chart.

What to prepare before you come

A budget and a financing position. Know roughly what you can borrow. Loan-to-value is capped at 75% for a first housing loan with a tenure within 30 years, and TDSR caps total monthly debt at 55% of gross income assessed at a 4% stress rate. What to check while you are there

Take advantage of the fact that the estate is finished, because most new-launch buyers cannot.

• Height and width in person. Stand under the 4.5-metre living volume and look at the furniture loft. Measure the 6-metre frontage against your own furniture in your head.
• The lift. Ride it. A private home lift is the difference between a five-storey house that works for elderly parents and one that does not.
• Orientation and outlook. Which way does the roof terrace face, and how much afternoon sun does it take? What do the bedroom windows look at in a back-to-back arrangement?
• Noise and light at the actual hour. Ask to visit at a time close to when you would normally be home.
• The facilities in use. Walk the lap pool, the clubhouse gym and the playground. Ask how they are managed.
• The drive. Approach from Ang Mo Kio Avenue 5 at a realistic weekday time rather than a Sunday.

What happens after the viewing

If a house works, the next steps are the current price list for that specific house, a decision on financing and then the Option to Purchase. Be aware that the payment schedule for a completed project is compressed: 5% on the OTP, 80% within eight weeks, 13% on Certificate of Statutory Completion and 2% on completion.
