The usual new-versus-resale trade-off — wait years for something new, or buy something older today — does not apply here. Belgravia Ace is a new development that is already complete, which removes the main disadvantage of buying new.

The condition question

A resale landed house in Seletar Hills may be twenty, thirty or forty years old. Even a well-maintained one carries a renovation question: rewiring, plumbing, roofing, waterproofing, and the cost of bringing layouts built for a different era up to current expectations. On a landed house those numbers run into the hundreds of thousands and take months.

What strata landed gives that a freestanding house does not

A conventional landed house on its own title gives you complete control — you can rebuild it. What it does not give you is a 50m lap pool, a two-storey clubhouse with a gym and function room, a playground, a guard post and a maintained landscape.

Belgravia Ace gives the second set at a cost of S$528 to S$576 a month in maintenance, plus the MCST framework that comes with strata ownership. For a family that would not build a pool anyway, that is a favourable exchange. For a buyer who wants to knock down and rebuild, it is not: strata by-laws and the shared structure make that impossible.

What you give up on control

This is the honest limitation. In a strata landed estate the external appearance, the common property and the estate rules sit with the management corporation. You cannot extend the footprint, alter the facade or redevelop. A freestanding landed house in the same district lets you do all three, subject to URA approval.

If the ability to rebuild is central to why you want landed property, resale is the right answer and Belgravia Ace is not.

Price and tenure comparison

The tenure point is worth isolating. Much of Singapore’s landed stock is freehold, but not all of it, and a 99-year landed house is a very different asset. When comparing a resale option, check the tenure before comparing the psf.

The buyer pool applies to both

One factor that does not differ: eligibility. A freestanding landed house and a strata landed house outside an approved condominium development are both restricted residential property.
