Strata landed housing is a landed house held on a strata title within a managed, gated development with shared facilities. You own a house, not an apartment — but you also belong to a management corporation, share common property, and pay monthly maintenance.

The basic idea

In a conventional landed development, each house sits on its own land title and the owner deals with everything — the gate, the drain, the roof, the garden. In a condominium, owners hold strata title to an apartment inside a building and a management corporation runs the common property.

Strata landed sits between the two. Each home is a physical house — its own ground floor, its own outdoor space, its own front door — but title is strata, and a management corporation maintains the roads, gardens, pool and clubhouse. Belgravia Ace is exactly this: 107 semi-detached and terrace houses inside a gated estate with a 50m lap pool, a two-storey clubhouse and eight themed garden zones.

What you get that a condominium does not

Space, in a form apartments cannot match. Houses at Belgravia Ace run 3,649 to 4,370 sqft across three storeys plus a basement, attic or roof terrace, with five bedrooms, a study, a household shelter and a private lift. Living width is 6 metres and the main living volume reaches 4.5 metres in height.

Privacy of a different kind, too. Nobody lives above you or below you. You have a private car porch rather than a numbered lot, and a roof terrace or attic that belongs to your house alone. The floor plans show the arrangement.

What you get that a freestanding landed house does not

Facilities and management. A 50m lap pool, family pool, gymnasium, function room, BBQ pavilion, playground and landscaped gardens are not things an individual householder builds. Nor is a guard post, a maintained road or a bin centre.

At Belgravia Ace, monthly maintenance is S$528 for Type A at share value 11 and S$576 for Types B and C at share value 12, subject to change by the MCST. In exchange, about 40% of the site is communal open space that somebody else looks after. The full list is on the amenities page.

Where the ownership rules bite

Two limitations follow from strata title. First, you cannot redevelop: the external appearance, the footprint and the common property sit with the management corporation, so knocking down and rebuilding — the classic landed play — is not available. Second, you are bound by by-laws passed by the MCST, in the same way a condominium owner is.

For most buyers of a new 4,000 sqft house these are theoretical constraints. For a buyer whose whole plan is to rebuild, they are decisive.

The eligibility distinction that catches people out

This is the most important technical point, and it turns on a distinction that is easy to miss. Strata landed housing within an approved condominium development under the Planning Act is treated as non-landed property, so permanent residents and foreigners may buy it without approval. Strata landed housing not within an approved condominium development — cluster houses and townhouses — is restricted residential property.

Belgravia Ace falls into the second category. Singapore Citizens may purchase without approval; permanent residents and foreigners must apply to the Land Dealings Approval Unit at SLA.
